Transport for London are regenerating 31 railway arches to create a destination for working, shopping, eating and socialising.
Phase 1 is to be delivered in Q1 2019 and will provide over 10,000 sq ft of space across 13 railway arches with units ranging from 765 to 1,800 sq ft benefitting from A1/2/3/4 consent and opening hours of 7/8am to 12/1am.
Located just 3 miles from Central London the Wood Lane Arches benefit from excellent accessibility by numerous modes of sustainable travel. The Hammersmith & City and Circle lines provide direct connections to Paddington, King’s Cross and Liverpool Street from Wood Lane Underground Station. White City Underground Station is only a minute’s walk away and provides a direct service on the Central Line to Oxford Street and Bank.
Shepherd’s Bush Rail Station is part of the Southern Interchange. It connects to the West London Line and Southern Line. The station is a few minutes walk away. White City Bus Station is located approximately 150m from the site. The location of the arches is also convenient for access to the London Cycle Network and the development provides 66 secure cycle spaces for both staff and visitors.
The arches are pedestrianised and not accessible to cars, however parking is available in neighbouring Westfield London.
The White City Opportunity Area consists of five major developments that come together to create a vibrant mix of top quality residential, office, retail and public realm. These projects will deliver 2.3m sq ft of retail, 2.2m sq ft of offices and 5,000 new homes to the area. The Wood Lane Arches are nestled right in the middle of it all.
Connecting pedestrian arches and active frontages on both elevations of each arch mean that these units will truly benefit from all the neighbouring activity.
Adjacent to the Arches on the north elevation is a new residential development by Berkeley St James delivering approximately 1,500 residential units from 2019 (with planning being sought for an additional 700) and a stunning new 5-acre public park. Tenants of the Arches will have the opportunity for outdoor seating overlooking the park.
In addition to the extensive residential offer, White City Living will be home to a wide variety of shops, restaurants, cafés and bars alongside spaces for performances, markets and exhibitions.
The scheme’s landscaping further includes a walkway from the newly opened pedestrianised arches across to Wood Lane. This therefore provides a route from Westfield London and the Arches to Wood Lane and White City Underground Stations, Television Centre and beyond.
Immediately adjacent to the Arches on the south elevation is a new John Lewis department store – part of the 750,000 sq ft Westfield expansion that is bringing approximately 80 new shops, restaurants, cafes and entertainment venues to the area, over 1500 new homes and Westfield’s new office accommodation.
The extension boasts a host of new flagship stores including Urban Revivo, Primark, H&M and Adidas, as well as a new restaurant and leisure offer centred around Westfield Square that includes All Star Lanes, Puttshack, Ichiba and Maple.
Westfield Square is a new pedestrianised public entertainment space hosting events, including live music and performances. Facing into the square is London’s biggest full-motion retail screen on which events such as the Royal Wedding and Wimbledon are aired. It is predicted that 9.8million people will see the screen every year. Tenants of the Wood Lane Arches will have the opportunity for outdoor seating fronting onto Westfield Square.
The retail and residential expansion will generate an additional 8,000 jobs resulting in employment figures at Westfield London being 20,000 by the end of 2018
Within a couple of minutes’ walk from the arches Soho House private members club, Bluebird Café and Electric Cinema form part of an exciting mix of new occupiers within the redeveloped former BBC Television Centre, a development by Stanhope and Mitsui Fudosan.
Residential and office accommodation make up the other parts of this development, including BBC Worldwide, three television studios, a new HQ for The White Company and the recently completed letting to Publicis; at 212,000 sq ft this is the largest London office letting in 2018. Over 430 residential units will be delivered as part of Phase 1 by the end of 2018
Imperial College London are developing a 23-acre campus bringing together world-class researchers, businesses and partners from academia to work, share ideas and turn cutting-edge research into benefits for society.
The campus will be open to the public and will include accommodation for over 600 postgraduates. It will further introduce new public realm, places to eat and drink and will provide new pedestrian and cycle routes throughout the site connecting the campus to both existing communities, neighbouring developments and public transport links
Within a short walking distance of the Wood Lane Arches is White City Place, a 700,000 sq ft creative business district developed by Stanhope and Mitsui Fudosan. The development has established itself as a hub for fashion and tech office occupiers with a line-up including Yoox Net-a-Porter, Victoria Beckham, Jellycat, BBC, ITV and Huckletree Co-Working with employment levels already in excess of 5,000.
